APPRAISAL EXPERIENCE
Mr. Karnes holds the Appraisal Institute's MAI designation, which is awarded to appraisers who are highly experienced in the valuation of commercial, industrial, residential and other types of properties, and who advise clients on real estate decisions.

He began his real estate appraisal career in 1993 with Jones Appraisal Service in Caruthersville, Missouri, and later owned and operated Karnes Appraisal Service and Evergreen Management and Development in Caruthersville, Kennett and Cape Girardeau, Missouri.  He served as a General Appraiser with Dockins Valuation Company from 2005 until 2013 when he purchased it from William Dockins, MAI, SRA.

His experience includes preparation and review of appraisals and feasibility studies on a variety of existing and proposed properties, with a specialty in triple-net leased property valuations. Interests appraised include, fee-simple, leased-fee, leasehold and various partnership interests. Property types he has appraised include single- and multi-family residential, apartment complexes, convenience stores, community and neighborhood shopping centers, regional malls, distribution centers, agricultural land, waterfront properties, hotels, industrial/warehouse properties, restaurants, funeral homes, office buildings, medical facilities, residential subdivisions, and condemnation projects for numerous lenders, attorneys, municipalities and individuals in: Alabama, Arkansas, North Carolina, South Carolina, Florida, Georgia, Illinois, Indiana, Iowa, Kansas, Kentucky, Louisiana, Minnesota, Missouri, New Mexico, Ohio, Oklahoma, Tennessee, Texas, Virginia, West Virginia, Washington and Wisconsin.

He is an approved appraiser for the Missouri Department of Transportation and the Federal Housing Administration (FHA) and has qualified as an expert witness in the United States District Court, Eastern District of Missouri as well as various Circuit Courts throughout the Southeast Missouri region.
